Seamer Rail Station

From Seamer train station take the B1261 (Station Road) to the roundabout, continue straight over onto Scarborough Road. Take first left off the next roundabout into Main Street and turn right Immediately into driveway of Guest House. North End Farm can be seen ahead, on approach to roundabout.

At roundabout after Staxton village traffic lights, take first left exit onto B1261. Continue through Seamer village, approx 1 mile, until approaching the next roundabout. North End Farm can be seen on the left Immediately before the roundabout. Turn left into driveway before roundabout.

Continue on A170 until village of East Ayton. At mini roundabout take 2nd exit onto B1261, Seamer. At next roundabout tke 2nd exit (straight ahead) onto Main Street. Take 1st right turn into driveway immediately after roundabout. North End Farm can be seen an approach to roundabout on right.

Public transport buses run regularly through Seamer with bus stops 20 yards away.

Location good. Good choice of pubs here. Cottage ensuite shower needed instructions on how to operate. No warning of very hot water by sink. Furniture needed a spring clean.

Access Statement for Piglet Cottage Introduction Situated in the village of Seamer, just 4 miles southwest of Scarborough, in beautiful North Yorkshire countryside,Piglet cottage is an ideal base for any family holiday with good road links to York, Whitby and North York Moors.The cottage has been converted from 2 old barns, is adjacent to our 18th century Guest House, North End Farm,and can be found on the northern approach to Seamer main street. Piglet cottage has 2 bedrooms but can accommodate up to 6 people, all our rooms are on the ground floor. We look forward to welcoming you. If you have any queries or require any assistance please phone 01723 862965 or email Pre-Arrival • For full details and maps of the ares please use our contact details. • Satnav co-ordinates for easy location are TA 1328 84343 • The nearest railway station is Seamer Station which is 1 mile away.There is no taxis service from this small station although taxis can be arranged to come from Scarborough to collect you. • If you require collection from the railway station, we will be happy to arrange this for you if you give your requirements on booking. • The nearest bus stop is 100yds from the cottage and there are 2 buses per hour. Bus no 843 can take you to Scarborough,York, Leeds and bus no 128 to Pickering Helmsley and Sutton Bank.Just ask for the first stop in Seamer when paying for your fare. • All pavements around Seamer village are of Tarmac surfacing ,although can be uneven in places. • Information on local Shopmobility equipment hire/repair services are available. • Our leaflet and hire prices for Piglet cottage, as well as our access statement are available in large print on request. Key Collection, Welcome and Car Parking • The key can be collected from the main door of the Guest House, or can be brought out to your car on your arrival. • We are usually on hand to welcome you to Piglet cottage and to guide you around our property. • Parking is available in the Guest House car park, with a space provided directly outside Piglet cottage for your use. • Our car park is gravelled although an area of paving has been created next to your car park space for ease of use for wheelchair users. Entrance to Property • The front door is 870mm/34.25ins wide. • There are no steps to the front of Piglet cottage, the slightly sloping paved area in front of the cottage leads directly to the front door sill with no hand rail. • Outdoor lighting is provided controlled by switch inside the property, although can be illuminated for your arrival if necessary. • The floor surface inside the hallway is tiled. Halls, Stairs, Landings, Passageways • The hall/ passageway is well lit by 3 ceiling lights. • The passageway is 940mm/37ins at its widest point and 840mm/33ins at its narrowest. • The floor covering is tiled. Sitting Room/Lounge • All our rooms are situated at ground level and our open plan Lounge/Dining/Kitchen is the the right of the property with level entry from the hallway. • The door opening is 800mm/31.5ins wide. • The compact room contains kitchen area with wall units, dining table with chairs stored inside, 2 sofas with arms, fireplace with electric stove heater. • There is a freestanding movable tv with integrated radio,remote control, subtitles, freeview box and dvd player. • The room is evenly lit with 2 ceiling lights,lamp and under cupboard lighting in kitchen area. • The flooring is laminated wood with a large short piled rug in the seating area. Dining Room • The dining area is located as above details. • The dining table is drop leafed with integrated storage area for 4 folding wooden chairs without arms.The underspace is 740mm/29ins high. • Lighting and flooring as per lounge details. Kitchen • The kitchen area is located as above details. • The door of the oven drops down and the handle is 800mm/31.5ins above the floor with separate grill above it.The hob is set into the work surface at a height of 920mm/36ins. • Worktop and sink are at a height of 920mm/36ins.the sink has a mixer tap. • A microwave is provided above the worktop at a height of 1480mm/58.25ins. • Fridge with freezer box provided with its highest shelf at 800mm/31.5ins and lowest at 300mm/11.75ins. • Wall units are at a height of 1350mm/53.25ins. • Crockery, glassware etc can be moved to a lower cupboard on request when booking. • Lighting and flooring as per lounge details. Bedrooms and Sleeping Areas • Bedroom1 has a double bed and bedroom 2 has small twin beds ( suitable for children) which can be interlinked to form a kingsize.All mattresses are 590mm/23.25ins from floor to top of the mattress. • The doors to each bedroom are 840mm/33ins wide. • A sofa bed is available for use by a personal assistant/carer or friend/family member in the lounge area. • Each room is evenly lit by ceiling lights with the addition of bedside lamps. • Each bedroom offers a good colour contrast between floor and walls as the skirting boards in all areas are of stained wood. Also tv's with remote control, freeview and subtitles. Bathrooms, Shower-rooms and Toilets • The main shared bathroom has level entry with door opening of 840mm/33ins. • Bath height of 560mm/22ins with shower over bath.Pedestal wash basin at a height of 810mm/32ins with underspace at a depth of 230mm/9ins.WC 420mm/16.5ins from floor to seat. • The en-suite shower room to bedroom2 also has a door opening of 840mm/33ins as well as a WC at 420mm/16.5ins from floor.Washbasin is wall mounted at a height of 810mm/32ins.The shower cubicle has 1 step into shower tray at a height of 140mm/5.5ins. • Lighting to both rooms is by energy saving ceiling lights and floor surfaces are covered with cushion flooring. Garden • We have a paved patio area which can be accessed from the front door of the cottage via a slightly uneven walkway 3m/10ft wide.Patio table,4 chairs and parasol are provided as well as 2x2 seater garden benches directly outside the cottage. • The patio area is 6m/20ft long and 3m/10ft wide with a raised flower bed,hanging baskets and freestanding tubs. Additional Information • Service dogs are welcome and can be exercised around our stable paddock area, under supervision. • The nearest General Hospital with A&E 5 miles away, walk-in NHS surgery 4 miles and local Doctor 3 miles, all details in the welcome pack. • Internet access is not available at piglet cottage and mobile reception can be poor. • All areas in the cottage have good colour contrast between the floors, doors and walls as all doors and skirting boards are dark stained wood and walls are light in colour.
