Additionally, the market town of Pickering is situated 4 miles away and Malton is 10 miles. Recently renovated and refurbished in January 2011, the high standard accommodation sleeps 2 guests comfortably, with a large double bedroom upstairs. A relaxing sitting room fitted and spacious dining and kitchen area. The cottage is situated to the rear of Orchard House in the Main Street of Marton (opposite the telephone box). " The nearest railway station is Malton which is approximately 10 miles from Marton. Taxis are readily available but if you wish to book one prior to arrival then see contact information for details. " The pavement on the street leading to the cottage is paved. " The double gate to the cottage works with a simple latch. " The driveway leading to the cottage is gravelled. " This access statement is available in larger print on request. Car Parking & Arrival and Welcome " There is a dedicated parking space approximately 2 meters from the front door of Stable Cottage. " The key and welcome pack can be collected from the office signposted at the side of Orchard House. If you are unable to collect the key from the office, we can bring the key to you and meet you at the cottage. " The parking area has a gravelled surface with a paved walkway to the cottage. " Mat outside the front entrance. " The area is well lit at night by motion sensor lights. Entrance to the Property " The front door is 172 cm high (57 inches) by 95 cm wide (31 inches). " The entrance, dining room and kitchen is on one level, open plan with no steps. " The floor at the entrance and dining area is carpeted with a continuous short pile carpet with a rug placed in front of the wood burner. Dining Room " The dining room is situated on the ground floor with level entry from the entrance and the kitchen. " The dining table is extendable at two of the sides and has legs on each corner. " There is free space around the table. " 4 dining chairs which are moveable with padded seats and have no arms. " Lighting is natural daylight with ceiling spot lights and table lamps. " The wood burner is secure on a cement slab and is cleaned biannually. " Flooring is short pile carpet. Kitchen " The kitchen is situated on the ground floor with level entry from dining/hallway and the lounge. " The door opening to the lounge is 195 cm high (64 inches) and 70 cm wide (23 inches). " The door of the oven drops down and the handle is 37 cm (29 inches) above the floor. The hob is 94 cm (36.6 inches) above the floor. " The worktop and sink are 90 cm (35 inches) above the floor. " Glasses and crockery can be moved from wall cupboards to lower cupboards if required, please request this when booking. " Large cutlery, utensils and the kettle are on the worktop. " There is a widescreen digital television with a remote control and DVD player. " Lighting is natural daylight and two lamps on the tables. " The flooring is a short pile fitted carpet. " A rug is placed underneath the coffee table. " There is one step up to the double patio doors. " The patio doors measure 195 cm (64 inches) by 112 cm (37 inches). Stairs, Landings and Passageways " The hall/dining room and landing are well lit by ceiling and wall lights. " The staircase to the first floor is the original wooden stairs with 11 steps. Due to the staircase being an original feature of the cottage, it is steep and caution should be taken. However, there is a handrail to one side. " The staircase is 64 cm (21 inches) wide. Bedroom " There is one bedroom with a double bed situated on the first floor of the cottage. " The bed height is 59 cm (20 inches). " There is an arm chair. " There is a dresser with 4 drawers. " The bed side tables and lamps are located to the sides of the bed. " There is a wardrobe. " Lighting is the bed side table lamps and wall lights. " The floor is split on two levels; with one step that is 20 cm (6 inches). " The flooring is short pile fitted carpet. Bathroom " The bathroom is on the ground floor just off the lounge. " It is a one level access and step-free. " The door opening measures 177 cm (58 inches) by 66 cm (22 inches). " There is a full sized bath with shower, mixer tap; the bath height is 52 cm (18 inches). " Wash basin set in a marble slab, 80 cm high. " The toilet measures 41 cm (13 inches) high. " Ventilation. " The garden area is 6 m by 4 m, with a small lawn and flower beds. " A gravel footpath leads to the vegetable garden. " There is also a wooden bench at the bottom of the vegetable garden. " One step down for the vegetable garden leads into the formal flower garden. " Beyond the formal flower garden is the orchard which leads onto the River Seven. Additional Information " All the rooms in the cottage are recently renovated, redecorated and refurbished. " The mobile phone reception can be poor. " A payphone is located just opposite Orchard House. " Malton Hospital Causal Unit (not a 24hr service) is 10 miles away. " The nearest supermarket is situated in Pickering which is 4 miles away; however groceries can be bought before your arrival if required.
