“WE ENJOYED OUR STAY AGAIN FOR THE 4th TIME”
WE HAVE FOUND A GREAT LITTLE PLACE IN BROADCLIFFE FLATS AND INTEND TO RETURN AGAIN SOON. THE ACCOMODATION IS BASIC BUT SUITS OUR NEEDS AS A BASE TO RELAX OR VISIT THE FANTASTIC AREA. THE OWNERS ARE VERY HELP FULL AND FRIENDLY, IN FACT WE ARRIVED IN THE EARLY EVENING, SOME FOUR HOURS LATER THAN EXPECTED AND EMMA STILL ARRIVED TO GREET US. SOME BUILDING WORK WAS BEING UNDERTAKEN AT THE ADJACENT PROPERTY AT THE TIME CAUSING SOME DISTURBANCE AT TIMES BUT THIS WAS OBVIOUSLY OUT OFF THE HANDS OF THE FLATS OWNERS BUT OVERALL ANOTHER ENJOYABLE STAY. I HAVE RECOMMENDED THE FLATS TO FRIENDS AND FAMILY BECAUSE THE OVERALL PACKAGE IS GOOD VALUE FOR THE MONEY, SERVICE,LOCATION . THERE ARE ONLY TWO SLIGHT DOWNSIDES, FIRSTLY THE PROPERTY IS ON A STEEP HILL SO MAY BE RESTRICTIVE FOR LESS ABLE VISITORS AND THE LACK OF INTERNET ACCESS MEANT THE WORK I INTENDED TO DO WAS NOT POSSIBLE, SO MORE TIME TO RELAX, MAYBE NOT A BAD THING AFTER ALL .

Introduction Broadcliffe is an early 19th century double fronted terraced house situated half way down a steep cobbled road leading to the South Beach. It is a conservation area situated very centrally 2 minutes walk from the South Beach & equally from the Town Centre and its amenities (approx 50metres).Flat 8 is on the third floor. Pre-Arrival All booking & enquiries are made direct to the owner by telephone or letter Guests can be provided with full directions over the telephone or sent by post written directions & a detailed map on request. A basic map is on the brochure provided to all guests with Broadcliffes location. The nearest bus stop is on Queen Street. Approx 100 metres The nearest Train Station is approx 700 metres away at the top of the town centre. There are waiting Taxis outside until the last train arrives around 11pm. The nearest Taxi rank to the flats is on Eastborough Rd Arrival & Car Parking Facilities Broadcliffe does not provide off street Parking You can unload directly outside Broadcliffe, by driving down or up Blands Cliff depending on arrival direction. All guests arriving by car are issued with a free Parking Permit for the duration of their stay. This allows them to park free within the A2 Zone. Guests are given directions on arrival and a map highlighting the A2 Zone. To enter Broadcliffe you must go up 5 stone steps. There are also secure long stay car parks close by for guests not wanting on street parking. Main Entrance & Reception Area The keys for Broadcliffe will be given on arrival by the owner who greets all guests. They will be given 2 sets of keys consisting of a main front door key and a key for flat 8. Guests are shown to flat 8 and then shown around. The main entrance to Broadcliffe is located straight off the street up 5 stone steps. The main door is a solid 4 panelled oak door. You enter an entrance porch with door matting on the floor. You go through a 5 glass panelled door into the main entrance area. There is a large notice board on one wall to advertise various tourist attractions. Public Areas - Hall, Stairs, Landing, Corridors etc The main staircase is approached from the main entrance area. The staircase is carpeted with a short pile carpet. The 1st flight of stairs consists of 14 steps.It is lit via 2 ceiling lights, there is also an emergency light. The 2nd flight of stairs consists of 13 steps. The 2nd landing is lit via 2 ceiling lights. There is also an emergency light. The 3rd flight of stairs consists of 15 steps It is lit via a ceiling light. There is also an emergency light. Flat 8 is located off the 3rd landing. The main door to the flat is a solid fire door. Lounge and Dining area The lounge and dining area are one room. On entering the Lounge / Dining area from the flat hallway. There are 2 small sofasand 1 easy chair. A fixed mirror on the wall. A TV corner unit with a 22" combi flat screen TV with remote, freeview and DVD. The room is heated with a mobile electric heater. There is a main ceiling light in the room and a floor standing light and table lamp. The flooring is a short piled carpet. The dining table has 6 wooden chairs with padded seats. There is also a small square coffee table. Laundry Iron and ironing board located in drawers in the main reception area to Broadcliffe. Long washing line located in back garden. Outdoor Facilities Broadcliffe has a communal back garden You approach the garden from the main entrance hall to Broadcliffe You go through a solid fire door You come to a staircase consisting of 12 stairs. At the bottom of the steps you go through another solid door You go down a passage way to the back door a solid 4 panelled wood door The back garden is divided by 3 stone steps. There is a concrete area and lawned area on the top section. The lower section is concrete. There is also a Belfast sink with running cold water There are borders around the garden planted with shrubs and a large lilac tree. Bedrooms Bedroom 1 Enter from the flat hallway through a solid door with auto closer It has a short piled carpet, It has a double divan bed with padded headboard. There is a sink in the room with a shaving socket, light and a mirror above. There is also a towel rail, metal bin and floor standing storage unit next to the sink. Furniture consists of a free standing wardrobe. A 2 drawer chest of drawers with a mirror fixed to the wall above it, 2 bedside cabinets with drawer and basket and an easy chair. There is a ceiling light with shade and 2 bedside lamps. The window looks out onto the back garden with views of the South Beach, Harbour and castle. The room is heated by a mobile oil filled radiator. Bedroom 2 Entered from the flat hallway through a solid door Auto close. It has short piled carpet.It has a double Divan bed with padded headboard. There are pine bunk beds. There is a sink in the room with a shaving socket, light and mirror above it, there is also a towel rail, metal bin and floor standing storage unit next to the sink. The furniture consists of 2 bedside cabinets with 3 drawers, a 4 drawer chest of drawers with fixed mirror above on the wall and a free standing wardrobe. The window overlooks the back garden with views of the South Beach, Harbour and castle. There is a ceiling light with shade and 2 bedside lamps. The room is heated by a mobile oil filled radiator. Shower-room & WC It is located on the 3rd floor landing entered through a solid The flooring is wood effect lino. The shower cubicle has a glass side and door . The sink has a fixed mirror, light and shaver socket above it. There is a small corner shelf next to it. There is a central ceiling light. There is a tall mirrored storage cabinet next to the sink along with a towel rail and chair there is a hook on the back of the door, a lidded bin and a floor mat. Self-Catering Kitchen It is accessed off the flat hallway through a solid door There are floor units around the kitchen. Crockery, cutlery, glasses, pans and dishes are kept in the floor cupboards (a full inventory is available in the flat information folder) Mugs are on a stand on the surface along with cooking utensils, knife block, microwave, kettle and trays. The 4 ring hob is in the middle of the work surface. The electric cooker with grill is housed under the surface and Hob There is a stainless steel sink with drainer to the right. There is an under surface fridge with box freezer. The floor is wood effect lino. The electric coin metre is boxed here along with electricity trip switchboard under the surface.
